Full Management Service

We provide a full property and tenancy management service at 8% of gross rental. For higher rental properties or multiple properties owned by one landlord we can agree a fixed monthly fee for management. This service includes – Rent Collection, Scheduling of maintenance, Maintaining compliance with regulations, Dealing with tenant issues and renewal of leases.

Tenant Find Service

We have a fixed fee of £199 (inc VAT) for tenant find which includes marketing, tenant referencing and preparation of leases.

Portfolio Development

For landlords looking to expand their rental portfolios we can help with finding properties that suit their budget and strategy and also assist with managing refurbishment works and bringing properties to the rental market.

Mortgage Requirements

If property is mortgaged, lender must give permission for you rent the property.

Insurance

Ensure that you have buildings and own contents cover.

Landlord Registration

All landlords must register with Council in which the let property is located. This can be done via www.landlordregistrationscotland.gov.uk  

The Gas Safety (Installation & Usage) Regulations 1998

These regulations cover all gas appliances in the property and a check must be carried out once a year by a registered Gas SAFE engineer to ensure that they all comply.

The Electrical Equipment (Safety) Regulations 1994

This includes an overall check of the electrics in the property (EICR) valid for five years and also Portable Appliance (PAT) testing.

Furniture & Furnishings

Must comply with fire regulations 

Energy Performance Certificate (EPC) 2008

Required for all rental properties. If you have had a home report done then an EPC survey should be part of this so you may not require a new survey.

Smoke Alarms

It is a legal requirement that every rental property have interconnected mains powered smoke alarms. These should be located in every regularly used communal or circulation area and there should also be a heat detector in kitchen area.

Legionella Risk Assessment (LRA)

This is required for all let properties in Scotland and is valid for two years.

Carbon Monoxide (CO) Alarms

CO Alarms are required in properties which have gas appliances.
